Downtown Las Vegas is undergoing a major transformation, with several large-scale developments actively reshaping the urban core of the Las Vegas Valley.
With a focus on walkability, design, and urban density, three standout projects are now under construction—each bringing new momentum to the Arts District and surrounding neighborhoods.
1. "Gemma" by Southern Land Company (Shown above.)
Southern Land Company’s highly anticipated project at Third Street and California Avenue is already rising, with multiple structures taking vertical shape and beginning to change the face of the Arts District. While the company has previously been active Downtown in Symphony Park building a 22 story apartment tower, this marks its first development within the Arts District itself. Spanning several parcels, the project is expected to bring upscale residential units, street-level retail, and a walkable streetscape. More importantly, it serves as a key anchor bringing the Arts District closer to Las Vegas Boulevard—helping to close the gap between the creative core and the resort corridor.
2. The Myles on Commerce by Cedar Street
Also under construction is The Myles, a mid-rise apartment community by Chicago-based Cedar Street Companies. Located on Commerce Street in the Arts District, this project is one of the largest residential builds in the neighborhood to date. Once complete, it will bring hundreds of new rental units, along with modern amenities and vibrant street-level activity, just steps from art galleries, restaurants, and live music venues. The Myles reflects Cedar Street’s confidence in Downtown Las Vegas and its growing appeal as a walkable, creative urban hub.
3. Midtown Z Life Co.
Following the success of The English Hotel, Z Life Co. is back with a new project called Midtown. Planned for Casino Center Boulevard and Coolige Avenue, Midtown is expected to feature boutique residential living alongside neighborhood-focused retail and hopitality offerings. Broke ground in spring of 2025, the project aims to continue Z Life’s thoughtful, design-first approach to development while adding new life to one of the most walkable corners of the Arts District.
As these projects take shape, Downtown Las Vegas continues to evolve—block by block—into a vibrant, vertical, and people-centered urban core.

5. Cello Tower (Shown Above / Groundbreaking April 29th, 2025) Why it’s #5: Not yet started construction, but this is the project to watch. Located in Symphony Park, it’s aiming for luxury-level amenities and design, and will be part of a master-planned area with high-end retail, dining, and cultural spots (like the Smith Center). If you’re thinking long-term, this could be a great investment or future home. Vibe: Modern luxury, future-forward.
Why it’s #4: Similar loft-style to Soho, but newer and a bit more upscale. The rooftop amenities are a major draw — pool, gym, and amazing views of downtown and the Strip. It’s a little quieter than some other buildings, but still in a great location.
Vibe: Sophisticated, loft-living with a view.
3. Soho Lofts
Why it’s #3: True loft-style living — big open spaces, high ceilings, concrete floors, industrial-chic. Smaller building with a boutique feel. It’s walkable to both Fremont and Arts District. Great for people who want a more unique, less cookie-cutter feel.
Vibe: Stylish, urban, creative.
2. The Ogden
Why it’s #2: Still top-tier, especially for those who want to be in the middle of the action. Great for people who love Fremont’s nightlife and events. Solid, established building with spacious units and a strong community.
Vibe: Urban, active, social.
1. Juhl
Why it’s #1: Best of both worlds — close to the Fremont buzz but tucked just far enough away for peace and quiet. It’s steps from the Arts District and a short walk to Writers Block, one of downtown’s gems. The building itself is stylish with great amenities and a creative energy. Perfect if you want that urban lifestyle with a little breathing room.
Vibe: Trendy, modern, artsy.
